Average house price now N$1.4 million

The average cost of buying a house in Namibia is currently higher than it was in the first six months of the year.

According to the FNB House Price Index, the average price of a house in the third quarter of 2025 was N$1.38 million.
This is an increase when compared to the N$1.36 million recorded in the second quarter.

The most expensive houses are found in the central part of the country, followed by the coastal areas, the north and the south.

In the central part of the country, which includes Windhoek, a house will cost N$1.7 million, however, the FNB House Price Index recorded a decline in prices from 6% in the second quarter to 4.8% in the third quarter.

Meanwhile, the southern part of the country had the cheapest house averaging N$923 000.

Ironically, despite having the cheapest houses, it only recorded 27 transactions out of the total 892 recorded in the third quarter.

“The 12-month moving average prices for the central, coastal, northern, and southern regions stand at N$1.7 million, N$1.4 million, N$975 000 and N$923 000, respectively,” the report reads.

FNB market research manager Mandisa van Wyk says looking ahead prices may continue to decline after two consecutive quarters of decrease that was recorded.

She says transaction volumes continue to outperform, mainly due to a strong housing demand despite persistent supply constraints.

“To improve housing market access, proactive municipal efforts to accelerate land servicing could significantly expand property ownership opportunities for a wider segment of the population,” Van Wyk says.

She says base effects from the previous year may also be influencing current dynamics, as in the third quarter of 2024 price growth rose to 7.0%, while transaction volumes declined by 8.2%.

However, the third quarter of 2025 saw price growth slow to 5.9%, while transaction volumes increased to 18.4%.
This was driven by increased foreign interest and rising investment in rental properties.
